The cay has an unreliable supply of ground water. Therefore, water is pumped from the mainland. The villagers are good fishermen and those who own boats will ferry passengers to Deep Water Cay and Sweeting&#8217;s Cay, the easternmost settlement.</p>

			<content:encoded><![CDATA[<p>For tropical vacations, the Bahamas are legendary. And with good reason. Even as one of the smallest countries in the world, the Bahamas archipelago, with its approximately 700 tiny islands and 2,000 tinier islets, offers a broad spectrum of topography, facilities and recreational opportunities, and gorgeous, pristine beaches besides. There are nearly 30 inhabited islands here, and of those more than a dozen hold tourist interest.</p>
<p>So, for those visiting the Bahamas for the first time, or even those revisiting, here are the &#8216;Top 10&#8242; islands in the archipelago, which are also the ones most easily accessible to visitors.</p>
<p><strong>1. New Providence</strong></p>
<p>New Providence is the principal island in the Bahamas. It is by far the most populous, most popular, and literally a magnet for vacationers, particularly Americans. On it is located Nassau, the largest and best known Bahamian city, which claims more than 175,000 people and over 400 banks (oh, did we mention that the Bahamas is a tax haven? No? Well, it is!)! Accommodations, dining choices and other visitor facilities are plentiful here, as are other realtime tourist attractions. Besides its history-laden narrow streets and British-era forts, the chief draws here are the Atlantis International Resort and Casino and the Queen&#8217;s Staircase, the latter a 65-step stone stairway, representing one step for each year of Queen Victoria&#8217;s rule, which climbs 102 feet to Fort Fincastle. Popular activities include swimming, snorkeling, windsurfing, parasailing, diving, sport fishing, walking and bicycling.</p>
<p><strong>2. Grand Bahama</strong></p>
<p>Grand Bahama is the fourth largest island in the Bahamas. A travel brochure for the island describes it as &#8220;cosmopolitan glitz and glamour, coupled with miles of pristine beaches and endless turquoise seas.&#8221; And that really sums it up. The island has a dozen or so good hotels, several excellent waterfront restaurants, outstanding shopping venues, two casinos, and miles and miles of sandy beaches. The main city here is Freeport, which is the second largest and most modern in the Bahamas, with a population of 50,000. The big draw on the island is the Lucayan National Park, an environmental happening of sorts.</p>
<p><strong>3. The Abacos</strong></p>
<p>The Abacos, or just Abaco, is a cluster of tiny islands, islets and outcroppings that forms a 100-mile-long archipelago of its own. This is the second largest such island group in the Bahamas, and the most visited among the Bahamian &#8217;Out Islands&#8217;. Its capital city, Marsh Harbour, which is really a one-stop-light town, is the third largest in the Bahamas. There are other quaint towns and villages on the other Abacos islands as well, with pastel-colored clapboard houses, sun-drenched beaches, abundant tropical flora, quiet country lanes, and more than 50 species of wild tropical birds. Recreation in the Abacos includes all the warm-weather outdoor sports you can think of, while the amenities here can be described as modern.</p>
<p><strong>4. Andros</strong></p>
<p>Andros is by far the largest island in the Bahamas, 104 miles long and 40 miles wide, located  just north of the Abacos, with an island-wide population of 8,000. There are three main towns on Andros, Nicholl&#8217;s Town, Fresh Creek and Kemp&#8217;s Bay, all of them accessible by boat or direct flights from either Miami or Nassau. There are good visitor facilities here, including a wide selection of accommodations, ranging from full-fledged resorts to neat little guest houses. The island is particularly popular with divers.</p>
<p><strong>5. Bimini</strong></p>
<p>Bimini, just a stone&#8217;s throw from Florida (okay, 50 miles) and made famous by the likes of Ernest Hemingway and Zane Grey, is all about fishing, fishing, and fishing. It comprises two distinct islands, with a combined land mass of less than 10 square miles, and a population of around 1,600, most of whom live in Bailey Town in North Bimini. However, Alice Town, the other Bimini population center, is the primary tourist hub, with all the hotels, restaurants and fishing charter companies located there. Most visitors go to Bimini to fish, and the island, besides, is the locale of more than 20 well-known fishing tournaments.</p>
<p><strong>6. Eleuthera</strong></p>
<p>Eleuthera, which is perhaps the longest of the Bahamian islands, more than 110 miles long, and which lies 60 miles west of Nassau, is the playground of the rich and famous. It is consequently also one of the most accessible of the Bahamas islands, with daily flights from Miami, Fort Lauderdale and Nassau. The island has a population of 10,800, and its principal towns are Spanish Wells, the wealthiest colony in the Bahamas; Harbour Island, a resort island with clear water and a pink-tinged beach; Gregory Town, the locale of the island&#8217;s Pineapple Festival; Governor&#8217;s Harbour, a typical tropical town with history and charm; and Tarpum Bay, an artists&#8217; community where, among others, artists Mal Flanders, an American, and MacMillan Hughes, a Scotsman, went to paint the scenery.</p>
<p><strong>7. The Exumas</strong></p>
<p>Situated 35 miles east of New Providence, the Exumas comprise a chain of roughly 350 islands and cays, strung out along some 95 miles of open ocean, all the way down to Long Island. There are about 3,500 inhabitants in the Exumas, the majority of whom live on Greater Exuma and Little Exuma, located in the southern part of the island chain, in the principal population centers of George Town and Williams Town, respectively. The Exumas are also well connected via daily flights to both Miami and Nassau. Boating, fishing, beachcombing and swimming are the main pursuits here, with good, modern amenities for vacationers.</p>
<p><strong>8. Cat Island</strong></p>
<p>For sheer natural beauty and solitude, Cat Island is the pick of the bunch. A 50-square-mile island, it offers a tranquil retreat with rolling hills, lush green forests and vast expanses of windswept beaches. There are few creature comforts here, and visitor activities typically center around swimming, hiking and poking through the ruins of the old, Colonial plantations. Sights on the island include the Hermitage, a miniature, hand-built abbey on Mount Alverina, the highest point on the island at 206 feet; and the ruins of the Deveaux Plantation at Port Howe, a veritable slice of local history in a spectacular setting.</p>
<p><strong>9. The Inaguas</strong></p>
<p>The third largest, remotest and most southerly in the Bahamas chain, the Inaguas are also the most sparsely populated. There are fewer than 1,200 inhabitants here, all of them on Great Inagua, with Little Inagua, just to the north, uninhabited. And while the Inaguas are hardly a top choice for tourists, the few who do venture this far south are well rewarded with miles and miles of unspoiled rocky shorelines and more wildlife than on any of the other islands. Walking, bicycling, fishing and bird-watching are the order of the day. Besides which, two places of particular interest here are the Inagua National Park, with its 280 miles of rocky shoreline, inland waters, saltwater flats, shrubland and jungle, populated with its famous flamingos and over 200 other species of birds; and the picturesque Matthew Town Lighthouse, standing at the southern tip of the Inaguas like a lone sentinel.</p>
<p><strong>10. San Salvador</strong></p>
<p>San Salvador, situated just to the northeast of the Bahamas&#8217; Long Island, is 12 miles long and 6 miles wide, with fewer than 600 people. The main population center here is Cockburn Town, the capital of both San Salvador and its smaller sister island to the west, Rum Cay. Virtually all of the island&#8217;s residents live here, yet this is one of the smallest communities in the Bahamas Out Islands. Oh, and Club Med is here as well, just a couple of miles from Cockburn Town.</p>

<p>&#13;Truly All-Inclusive Resorts: These resorts are also commonly referred to as super-inclusive. This means you get more than just your room and a few meals included. In fact you get much more.</p>
<p>&#13;Food: The best all-inclusive resorts in the Bahamas don&#8217;t just provide you with the main meals; all of your food should be included in the cost of your stay. This means all meals from breakfast to dinner and even late night snacks. There should also be no limit on the food you get; if you want two late night snacks, get them.</p>
<p>&#13;Drinks: The best all-inclusive resorts in the Bahamas don&#8217;t just provide you with all the water or soda you can drink, but alcoholic beverages too. Look for resorts that state these drinks include premium alcoholic beverages, like the best wines.</p>
<p>&#13;Land Based Activities: Land based activities vary from resort to resort. You want to choose the resort with activities you will enjoy and make use of. Most resorts in the Bahamas come with tennis courts, basketball courts, and beach volleyball. They are also home to fitness centers and pools or jacuzzis. These should not be extra; they should be listed as inclusions. Land based activities that may cost extra are likely to include the spa and onsite golfing.</p>
<p>&#13;Water Sports: Like land based activities, these vary from resort to resort. If you opt for an all-inclusive beach resort in the Bahamas, you get should plenty of water sports to choose from. Common offerings include windsurfing, snorkeling, sailing, and kayaking, waterskiing. The best all-inclusive resorts or super-inclusive resorts list these water sports as inclusions, meaning all rental gears are included in the cost of your stay.</p>
<p>&#13;Rooms: In terms of Bahamas resorts, you have lots of staying options. All rooms should come with a beautiful view, but what that view is of may vary. It is common to find standard rooms with ocean and garden views. You can also upgrade to oceanfront suites. Most resorts have at least one presidential oceanfront suite, but these need to booked way in advance to secure a reservation.</p>
<p>&#13;Shopping: Most all-inclusive resorts in the Bahamas have an onsite gift shop. Now, this may not be a big factor in choosing your resort, but it is something you want to consider. Should you want souvenirs of your travels, there is no need to travel offsite. Most importantly, these shopping places are more than just gift shops. You are likely to find many last minute extras that you may have left behind at home, such as sunglasses, sunscreen, deodorant, and so forth.</p>
<p>&#13;So there you have it, these are some of the things you want to look for when choosing an all-inclusive resorts in the Bahamas. But what about actually making your choice?</p>
<p>&#13;As previously stated, the resort you choose should have inclusions you will make use of. You already paid to access these activities or eat these meals, so get your money&#8217;s worth. This means if you opt for a beachfront resort, make use of windsurfing, kayaking, or whatever else may be included in your stay.</p>
<p>&#13;Even if you aren&#8217;t vacationing on a budget, be conscious of the money you are spending. While you never want to choose an all-inclusive resort in the Bahamas based solely on price, you can price compare later down the road. Use the internet to examine your staying options; compare the resort&#8217;s inclusions. Make notes of resorts you like. If you have two or more, you can then price compare to ensure you walk away with the best deal.</p>
<p>&#13;When it comes time to book your trip, do so directly through the resort in question. Third-party travel websites are nice, but you are sometimes charged additional fees and the information on these sites may be slightly out-of-date. By making your travel plans directly through the resort in question, you eliminate confusion, lessen the chances of an error, and are likely to find more travel deals and discounts.</p>

			<content:encoded><![CDATA[<p>When you think of the Bahamas, do you think of luxury beachfront hotels, casinos, and colossal resorts like Atlantis on Paradise Island? If so, you can be forgiven for thinking that only the very wealthy can afford an oceanfront home in the Bahamas. In fact, the islands of the Bahamas have real estate bargains that will surprise and enchant you. Especially now, with the real estate market soft and sellers getting nervous, you can find a bargain that will put you on the beach.</p>
<p>How to find a great deal from among the thousands of listings available? Easy: I’ve done that for you. In order to maintain my objectivity, I have not included any properties in which I have a personal interest. Nor can I earn a commission or any other kind of fee from properties mentioned in this article. Selections were based solely on exceptional value for the buyer. If you would like more information about any of these properties, contact me and I’ll give you the name of the real estate agent handling it. </p>
<p>Let’s take a look, now, at the best bargains the Bahamas has to offer.</p>
<p><strong>Abaco: 15 Acres with 630 Feet of Ocean and Beach Frontage</strong></p>
<p>Abaco is known as the sailing capital of the Bahamas. With scores of uninhabited cays and extraordinary fishing, yachtsmen consider the Abacos to be among the world’s finest cruising grounds. A few miles north of Treasure Cay, a private seller is offering 15 acres of land with 630 feet of oceanfront on the Sea of Abaco. The parcel has elevations to 65 feet. A portion of the oceanfront is beach, and more could be converted to beach without difficulty. For all of you yachtsmen, there is sheltered anchorage of 20 feet depth in front of the property. Harbor-front lots at nearby Green Turtle Cay and Guana Cay routinely sell for $400,000 an acre. The subdivided retail value of this 15-acre parcel, therefore, is in the $5 million range. And the asking price? $1.2 million.</p>
<p><strong>Berry Islands: Four Bedroom Beachfront House</strong></p>
<p>Before I wrote this article, I would have told you it was impossible to buy a beautifully maintained and landscaped four-bedroom house right on a secluded beach for under $1 million. Not only do I stand corrected, I stand double-corrected. This house on Sugar Beach, Great Harbour Cay, comes with two beachfront lots, for a total of 185’ of beach frontage and almost an acre of land. Use the extra lot for a guest house or a pool. Great Harbour Cay has a superb harbor with a marina, plus a nine-hole golf course for us landlubbers. The price of this fully furnished beach house? $790,000. And if that’s too much for you, sell off the extra lot. There’s one on the market nearby for $300,000.</p>
<p><strong>Berry Islands: Almost-on-the-Beach Lot for the Price of a Loaded SUV</strong></p>
<p>This quarter-acre lot on Great Harbour Cay is right across the street from a beautiful white-powder beach. On the west, it borders a salt water creek, so you can get your feet wet without leaving your property. Electricity is available at the site, and a well could be dug for water. The sticker price of the lot is $45,000. Ocean and sunset views are included at no extra charge—a bonus you’re not likely to get with the SUV.</p>
<p><strong>Cat Island: Beachfront Lot at Half the Price</strong></p>
<p>Fifty miles long and with a population of 1600, you can almost hear your echoing footfalls on Cat Island. This is a place for people who want to get away from the hustle and bustle of, for example, rural North Dakota. Cat Island has miles of deserted, pink-sand beaches, and you can buy 100 feet on one of them for $179,900. How is this possible, with beachfront in the Out Islands routinely selling for two to three times that amount? This quarter-acre lot is actually 150 feet back from the sea, but the parcel in front is a reserve that can never be developed. The owner of the lot can landscape the reserve, trim its trees, and best of all, walk right across it to the beach. Just don’t try to build on it. The lot has 30’ elevations, so a house could have expansive ocean views. And when you’re deciding what to do with the $170,000 you saved, don’t forget the guy who gave you the tip.</p>
<p><strong>Eleuthera: Four Bedroom Duplex Overlooking the Atlantic</strong></p>
<p>The island of Eleuthera is 110 miles long with a population of just 8,000. With sixty miles of beaches and a few dozen hotel rooms, Eleuthera is a paradise for beach lovers who enjoy privacy and unspoiled natural beauty. Located in Eleuthera’s Rainbow Bay community, “Coral Reef” is a two-story house on an elevated lot which looks out over the Atlantic Ocean. Each floor consists of a two-bedroom, two-bath apartment with a bright, modern interior and an open plan. The units are fully furnished. A separate structure to the rear houses a double garage. Coral Reef is solidly built of concrete block and stucco and painted an orangey shade of yellow which isn’t my favorite—but then again, no one comes to me for decorating advice. Coral Reef sits on the landward side of Ocean Drive, about 300 feet from the Atlantic. There’s a beach almost directly across the street from it—two lots to the right, actually, about 500 feet from the front door. In theory, the lot which is directly across the street from Coral Reef could be built upon, partially blocking the view of the Atlantic. In fact, however, because of salt spray and other problems, the lots on the ocean side of the street are essentially unbuildable, and your view is safe. Coral Reef, which was built in 1986, would cost at least $400,000 to build today, not including the price of the land. The asking price for the property is $250,000. If it’s still available when you read this, don’t waste anymore time&#8211;take out your checkbook and make a deposit.</p>
<p><strong>Freeport/Lucaya: Canal Front Home for Half the Price</strong></p>
<p>Fortune Bay is a stylish canal-front community on the southern coast of Grand Bahama, just a few minutes by car from the shops and restaurants of Port Lucaya. As noted in my book, How to Buy and Sell Real Estate in the Bahamas, “A typical three-bedroom, three-bath house with a pool on one-third of an acre [in Fortune Bay] would sell for $1.2 million.” The house I found for you has four bedrooms and two baths and sits on an oversized half-acre lot with 120 feet of canal frontage. The large back yard has plenty of space for a pool. The kitchen could use updating, but the overall condition of the house is excellent. An investment of $100,000 for interior upgrades and a pool would turn this into a million-dollar house. The asking price from the motivated sellers? $625,000.</p>
<p><strong>Nassau: Four-Bedroom Cliff House in Tusculum</strong></p>
<p>This spectacular three-story house on West Bay Street sits on a cliff facing the ocean. Designed by a noted architect, it has 4000 square feet of living space. Features include a den which could serve as a fifth bedroom, a formal dining room, a breakfast nook, multiple balconies and patios, and a private yard with a pool. The house comes fully—and very tastefully—furnished. A comparable house is listed nearby for $1,295,000. This one is on the market—briefly, no doubt—for $995,000.</p>
<p><strong>Nassau: Canal Front Lot with Dock in Sandyport</strong></p>
<p>Sandyport is a gated community on the edge of Cable Beach, close to the hotels and casinos along that strip. Sandyport has 500 homes, seven pools, five tennis courts, four restaurants, three beaches, and a partridge in a pear tree. It also has its own shopping center, the Olde Towne Mall. The lot I’m recommending has both canal frontage and beach frontage, and comes with a dock. It is unusual to see any Sandyport canal front lot offered for under $500,000, never mind one with beach frontage. At $450,000, this lot is a rare find—even without the pear tree.</p>
<p><strong>Nassau: Three-Bedroom Oceanfront Townhouse on Eastern Road</strong></p>
<p>New Providence’s Eastern Road runs from the city of Nassau east along the coast. It is home to many fine oceanfront residences, most priced between one and two million. I found one for you for under $500,000. This three-bedroom, three-bath townhouse has two stories plus a loft, for a total of 1581 square feet of living space. The attractive, modern layout features soaring ceilings, floors of tile and wood, and a wall of sliding glass doors facing the sea. Outside space includes a large balcony and a patio, both with an ocean view. Built in 1999, the townhouse is located in a gated community with a pool and a small private beach. The price: $439,000. You won’t find a better bargain on an oceanfront townhouse in Nassau.</p>
<p><strong>Nassau: New Three-Bedroom Townhouses for $249,000</strong></p>
<p>For this bargain, I had to put the price in the headline or no one would believe it. Renaissance East is a small gated development of a dozen two-and-a-half story townhouses with a pool. The Victorian-inspired design is very pleasing to the eye. The units have three bedrooms (including a large loft), two and a half baths, and 1300 square feet of living space. Amenities include private patios, stainless steel appliances, and granite countertops. Given that construction on the islands costs upwards of $200 per foot, you would be hard-pressed to find a better deal. There are only three units left, so I guess I’m not the only one who can divide $249,000 by 1300.</p>
<p><strong>North Eleuthera: Private Island with Three-Bedroom House</strong></p>
<p>Just because David Copperfield has a private island in the Bahamas doesn’t mean you can’t afford one, too. Located off the northeast coast of Eleuthera near Harbour Island, this 3.5-acre retreat is surrounded on three sides by deep water and on the fourth by a beach. A concrete pier and a wooden dock are already in place. Electricity comes from the main Eleuthera grid. The three-bedroom house is in need of extensive renovation, so set aside a couple hundred thousand to personalize your space. Even so, David Copperfield paid $45 million for his island. The price for yours? $1.5 million.</p>
<p><strong>A Final Word</strong></p>
<p>Someone is going to notice this, so I might as well come and admit it: that was eleven bargains, not ten. I tried to choose one to cut but was paralyzed by indecision. The quickest way to shorten the list, I decided, is to publish it. You can decide which property should get off the list and into the “sold” column first.</p>
